Guest Bathroom Renovation – The Plan

We are finally getting to our guest bathroom renovation project! Two (well, maybe more) months in the making. Here’s the thing. I figured that my Mom and I (megan) could just tile the bathroom ourselves. I mean, how hard can it be? The thing is, it’s not necessarily hard but the prep that you have to do beforehand should probably be left to the pros. So, once I realized that and we found a great tile guy, he was a little over a month out. Shows that he’s pretty amazing though, right? So that leads us to today! He started prep work on the bathroom yesterday and I’ll be sharing a full before and during post in a couple of days to show some progress but I wanted to show you all our vision for the space first! If you don’t know us well, then know that white is a must have around the Bravwel home. I mean, clearly. I know there isn’t a lot of color in our plan but the floors will soften up the room so much and we plan on having a really beautiful rug to liven up the space and warm wood shelves above the toilet aaaand probably in the space behind the shower (see what I’m talking about in our stories on Instagram). This moodboard already makes me so happy. I cannot wait to see it all come together! The only thing missing is lighting. We are having the hardest time deciding on light fixtures for the vanity. Do we want two, each above the mirrors? One in the middle of the mirrors? (Adam doesn’t care for this plan) Orrrr something else? I figure we have some time, but not much. For now, we have a beautiful plan and I can’t wait to share the process with you all. Scroll down for all that we’re doing and for an exciting offer for you all!!

1. Floor Tile (this may be my favorite thing about the entire renovation) The gorgeous sage green (or gulf, as it’s called) hexagon tiles are from Exfloorit and you guys…The amazing people behind Exfloorit want to give our followers 10% off their order until July 7th. Our Dining Room Reveal

We’re so excited to share our dining room with you all today! The dining table was actually one of our first home purchases. I found it before we even found our flooring and practically begged to buy it (after asking if I was a total crazy person for my priorities). The table sat in the box in the garage for a month and the second our flooring was in we put it together. It is so beautiful and I love the raw wood and leg design. We do want to seal it since we’ve noticed a few stains already from oil based food. But really, I don’t mind a little wear and tear on furniture, especially wood. Finding the chairs wasn’t nearly as easy. We searched for the perfect chairs for a while and am soooo happy we ended up with these. We originally looked at the lower, barrel version of this chair and realized it would be too low with the table. I love how this design comes above the table but doesn’t block any view of it. And they were so much cheaper than the other version we looked at! Win win!!

Will before and afters ever get old? The answer is a hard no, guys. I can’t believe how dreary it looked when we moved in and really, what a little paint (and beautiful new flooring) will do. Well, and new lighting, removing popcorn ceiling, taking down a wall, moving terribly ugly vents, and adding beams…but I digress. This space really is the heart of our home already. We’ve been loving having friends and family over and hanging out around the table.

We’re still trying to figure out what to do on the wall behind the table. I don’t want to do anything that takes away from the light fixture so I’m a little bit at a loss. If you have any ideas, I’d love to hear them!

Choosing our flooring

You may remember (and think we’re crazy) that there was brand new laminate flooring in our house when we purchased it…..and we ripped it ALL OUT.

But my take on it is, why settle with something that’s not going to make you happy? Especially when you care about your home as much as we do. It was the easiest choice to make, for me, and I would do it again in a heartbeat. Now, choosing our new flooring…that was a whole different situation.

But before we talk about that, let’s take a look at what the flooring was like when we moved in. Oh gosh, AND that horrible popcorn ceiling.

And what it looks like now. Ahh, it’s so good, and really, even better in person if you can imagine. It photographs so differently in every lighting and room situation but I’m not even mad about it because it looks so good in each space.

Choosing the flooring was much much harder than we first thought. I mean we want light oak flooring…easy as that right?

We looked through hardwood flooring (too expensive but so so amazing), LVT: Luxury Vinyl Tile, which was still actually really pricey and for some reason I just didn’t love it. Even though it was on the higher price end, it somehow felt cheap to me (please don’t take offense to this. A lot of people pushed this on us so it must be amazing. Just not for us). We just kept going back to laminate, and we’re really happy with our decision.

So, we started our search for the perfect light oak laminate flooring. It’s very annoying how expensive our taste is. We would fall in love with a piece and then realize it was $6/sqft. Um, not going to work. I mean, we just bought a house so we didn’t want to have to shell out 10k for flooring (plus, that doesn’t include installation). So we searched for probably three weeks, going through ten different samples from varying widths to laminate thickness. We’d get a sample, fall in love, and then get an email saying it’s being discontinued and the search would have to begin all over again. These were a few we loved.

  

Then one afternoon, out of desperation, Adam ordered a random set of samples from Tecsun in City of Industry. The second we took it out of the envelope we knew it was the one. It had a heavy amount of grain and nice warm tones. One word of advice guys…hire someone to measure and quote your flooring square footage before ordering. Apparently our 1500sqft house doesn’t need 1500 sqft of flooring. Anyone need 20 boxes of this stuff? Whoops. Sooo we have a few boxes left over but we’re sure we will need it in the future (kitchen remodel anyone?). In the end we hired out the flooring installation and in two days it went from a construction site to a home and we couldn’t be happier.

We have one con, and one con only, about this laminate. The actual surface of the flooring is pretty thin and a spot has already worn through on one of the planks (a tiny spot, but still). Now, maybe something heavy fell on it or it was just a poorly manufactured plank but that being said it’s still beautiful and we still love it a ton and highly recommend it.
